Downtown Seattle had 164 condo sales in the month of June. Boosted by Insignia Towers and 108 sales in the new construction project in the Denny Triangle neighborhood. As sales in the North Tower of Insignia continue to post through July and August, the number of Downtown Seattle condos sold will continue to get a boost. However, when you remove the Insignia Tower sales from the month of June, Seattle condo sales continued to surge.
There were 56 condos sold after removing the 108 sales at Insignia – which reflects a 10% increase of units sold in June over last month. Downtown Seattle condos are selling quickly. The average is just 25 days on market before a unit goes under contract. In addition to that, units on average are selling for 2.2% more than the asking price – indicating a number of sellers are continuing to see multiple offers.

The most inexpensive sale for the month of June was unit #307 at Montreaux
The most expensive sale was #2005 at Escala. It sold for over $1,000psf. The unit is nearly 2,000sf with huge west facing views.
There was a really cool loft that sold in Pioneer Square. The building is called Jackson Square and is located in the heart of one of Seattle’s oldest neighborhoods. Pioneer Square continues to be one of Seattle’s hottest neighborhoods with speculators scooping up great real estate in anticipation of the viaduct coming down.
