Everyone is familiar with Insignia Towers at this point, right? It is the first and only Seattle condo project in the downtown core since 2009.
It is located between 5th and 6th and Bell and Battery in the Denny Triangle. Initially the project was projected to have over 700 units. Those numbers changed as buyers found ways to combine units and create more dramatic space. So at this point, the total number of units between the 2 buildings is estimated to be 695-700 units.
We pulled the numbers today and thought we would share what we found. Thus far, there have been 244 recorded sales. 78 of those buyers or 32% have been cash buyers. That is pretty remarkable. Nearly a 1/3 of the buying pool. We’ve built a quick chart to show the price range of the units purchased and the bedroom combinations.
Not surprisingly, there have been more two bedroom purchases than 1 bedrooms. 152 two (2) bedrooms condos versus 92 one (1) bedrooms.
We recently toured the 18th floor with one of our clients. The west-facing views were pretty spectacular.
Here is a quick snapshot of the different price points within the building. 67% of the units sold thus far have been priced between $500,000-$1m. With 9 units selling over $1,500,000.
