The sale of the weekend has to be #w504 at 2200 Westlake. I had been watching this unit for a few months and it finally sold. It had originally been on the auction block in December – the minimum bid price set by the bank was $205,734. 2 months later, the bank set the minimum at $221,995. I’m sure they had done their homework with the market and it appears they had little issue driving demand. The sales price after all the bidding took place was $252,200. Bottom line, at that price, the auction buyer got a bargain. South Lake Union is the hottest neighborhood in Seattle.

High-end condo rentals in Seattle are leasing quickly and at top dollar. See below for a collection of just some of condos that have leased in the last 30 days. I can’t say I’m surprised that these rentals are moving quickly – renting a condo can have much more upside then living in a traditional apartment building. In addition to that, steady employment growth and below average inventory levels are contributing to the pace of leased units as well.

In the last 3 months there have been more than a dozen condos that have rented for $4,000 or more.  The highest priced rental in the last 30 days was located at Escala – It rented for $9,500 per month.

This is a prime example of what will continue to happen in this market.  Class “A” concrete and steel condo projects like Bellora, Cristalla, 2200 Westlake, Enso and others will continue to be the most targeted product in a market that will not deliver anything new until 2014 or beyond.

I thought I would share a quick story. One of my clients has been looking for a 1 bedroom Seattle condo in a concrete and steel building for close to 4 months. Just a 12 days ago, unit #W704 hit the market at 2200 Westlake. It is a 1 bedroom, 1 bath, 741 sq ft condo with west facing views.  My client was immediately interested and decided to write an offer. When we learned that the unit was a short sale, there were a few obstacles we had to overcome, but ultimately, we submitted his offer and waited for the sellers response. We were told that there would be multiple offers, so my client decided to raise his price well over the asking price for the unit to ensure he would be in first position. In my opinion, we wrote a very good offer.  It was well over the asking price, was all cash (no financing) and we removed the inspection to offer the most favorable terms for the seller.

6 days after writing our offer, we were told that it was the sellers 3rd favorite out of 9 offers submitted.  The second best offer was all cash and over $25,000 above the sellers asking price. The best offer included financing but came in well above all other offers submitted.

So, let me summarize:

12 days on the market, over $25,000 more than the seller’s asking price and 8 buyers that didn’t have their offer accepted.

How is the market in downtown Seattle?  I would buckle your seatbelt. This is the first sellers market I’ve seen in 4 years.

In my daily reading today, I came across a post from the folks at South Lake Union on Facebook.  I was thrilled to have taken the time to read it. Kaid Benfield of The Atlantic wrote an incredible piece on Amazon’s Urban Campus located in the South Lake Union neighborhood of Seattle. It talks about how Amazon, Vulcan and South Lake Union designed a thoughtful, walkable and attractive campus right in the heart of the city.

I was blown away at how quickly and effectively Benfield described the neighborhood and the benefits behind a well designed corporate/urban model. He touched on Apple’s campus in Cupertino and how it simply falls short when comparing its campus to Amazon’s new design. I particularly like his emphasis on transit and the pedestrian friendly footprint.

As many of you know, I’ve been a big fan of South Lake Union and the impact its having on Seattle. As it continues to develop, the residents of our city stand to benefit the most. From a Seattle condo perspective, I would love to see more opportunities to own in new buildings. Unfortunately, I just don’t see that happening – at least for 2-3 years.

For now, I would encourage anyone interested in living in South Lake Union to check re-sale opportunities (2200 Westlake, Enso, Veer), rental units or find something that is close enough to walk or use transit (Eastlake, Westlake, Downtown, Capitol Hill etc…).

I heard from a client of ours last week who was inquiring about how the new Amazon development could change the views at 2200 Westlake. I decided to do some research and as you can see, I was able to diagram some of the potential changes below.

In my opinion, the biggest impact would be on the Southwest side of 2200 Westlake (photo 1), The South side of Enso (photo 2) and the Northwest corner of the Cosmopolitan (photo 3).  With that said, I don’t think Seattle condo owners should worry.  Although views change a bit, the economic impact, including the rise in property value will outweigh any and all of the negatives associated with the change of view (IMO).  More people = more organic stimulus. Denny Triangle, South Lake Union, and all of Downtown will benefit immensely as the Amazon property is developed.  Look for more retail shops, restaurants, better transportation and a boost to the hotel industry. Have I told you yet that I REALLY believe in the direction of South Lake Union?  (just checking).

I’ve spent less time on the blog this week for one reason. I’ve been busy at my day job! I’ve had a couple of clients write offers this week and it feels like next week will be the same. It is obvious to me that limited inventory and increasing demand is driving a lot of sales this month. I thought I would show you a few deals that sold quickly in the last 2 weeks. The distressed category of the Seattle Condo market continues to expand. I know I risk boring you guys with so many examples of distressed units, but I feel that it is important for you to see. The “market value” for condos downtown is constantly facing pressure from the short sales and foreclosures that make up a large portion of our inventory. This condo that you see above is located at Lumen (5th and Mercer).  In 2007 it sold for $449,900.  Now, just 4 years later its priced at $188,987.  I should know what the final sale price is by this afternoon/evening.  The Takeaway……..Lower prices mean more investors/sales and decreasing inventory.  At the same time it adds pressure to pricing for those trying to sell traditionally.

****Other condos offered at the foreclosure auction today included, Betsy Ross (Capitol Hill), Queen Anne High School (Upper Queen Anne) and 2200 Westlake (South Lake Union-Postponed).
