Um…..Yeah.

The list of incredible view units just grew by one. Check out this west facing view unit at One Lincoln Tower in Bellevue.  Originally bought in shell condition, it was creatively developed and is now listed for sale. How much – $4,500,000 (MLS #311189).  Its $4.5 million dollar price point puts the 3,000sf unit in exclusive company. There are only 12 units for sale priced above $4,000,000.

It was purchased in August of 2006 for $2,475,000.  Thoughts?

I have to be honest.  I was a bit surprised, when I saw this.  There is a rental at One Lincoln Tower in Bellevue that just hit the market for $12,500 per month! Apparently, it is not available until February of 2012. It has 3,000 sq ft, with 3 bedrooms and 4 total baths. Features include, granite counters, high-end appliances, built-in espresso, updated baths with heated floors and a work out room.

Just in case you are wondering, this is now the most expensive rental unit* on the market.  The second place finisher goes unit #4103 at One Lincoln Tower. (priced at $8,800 per month). The third highest rent goes to unit #2401 at Escala (priced at $7,500 per month).  I’ve included all three of them below:

3. Escala $7,500

Do you guys remember this post from September?  Then, we wrote about the 4.5 million dollar bank owned penthouse at One Lincoln Tower.  It appears that the owner,  East West Bank, may have found their buyer (thanks to a reader for passing along the information).  I’ve tracked this property for well over a year as it went through the foreclosure process.  I’m really looking forward to finding out what the new owner paid for the unit.

It doesn’t get much better than this. Imagine being 41 stories above the ground with views that almost reach West Seattle. 4102 is massive. Originally purchased for $5,300,000 in 2005, the 41st story unit is 4,058 sq ft with 2 bedrooms, 2.5 bathrooms, 2 fireplaces, 20 foot ceilings and floor to ceiling windows that feature some of the best views in Seattle/Bellevue market.

Ok, remember this unit?  It hit the market back in January for $1,500,000.  Just 3 days later it sold for $1,565,000.  Now its on the market for lease. For $8,800, you can live on the top floor, in one of the most coveted condo towers in Bellevue (One Lincoln Tower).  This unit is so cool.  I love the 2 story windows, the built in library and the massive kitchen.  Every window features a killer view.  I want it.  Bad.

In the Seattle/Bellevue condo market there are very few opportunities to live on the 40th floor of a residential high-rise.  Check out this 2 bedroom, 2 bath condo at One Lincoln Tower.  For $3,250 per month you can live just one floor below the penthouse.  For those of you unfamiliar with the project, One Lincoln Tower consists of 148 plush condominiums on floors 20-42.  The rest of the project is occupied by the Westin Hotel Bellevue (303 rooms).

Looking to try high-rise living?  Just this week Bellevue Towers and One Lincoln Tower have units that hit the rental market.  These are my two favorite residential towers in Bellevue. They both have great amenities and soar among the other towers at 42 and 43 stories (24 hour concierge, spa, pool, game room, owners lounge, terrace, fitness facilities, hotel services etc….)

You probably know by now that condo foreclosures in well known buildings are going to auction each week.  This week alone, there are 3 units in notable buildings that are scheduled for tomorrows King County auction.  One of the units really caught my attention:

Its a 1 bedroom on the 22nd floor of One Lincoln Tower.  It’s over 700sf with an island kitchen, granite counters, stainless appliances and HUGE views. For those of you unfamiliar with the project, it is Bellevue’s first and only condo/hotel.   Built in 2005, its home to 148 condominiums on 41 floors. The two other buildings pictured above  also have units scheduled.  One at the Meridian (1 bedroom on the 3rd floor) and Belltown Court (1 bedroom on the 3rd floor).

Remember this penthouse from a few days ago?  Listed at $1,500,000, it sold in just 3 days.  This did not surprise me.  One Lincoln Tower has had a great reputation in Bellevue and there are only so many penthouse units to go around.  Since being built in 2005, it has been a staple of high-rise living in Downtown Bellevue.

It is very rare to see a penthouse available at One Lincoln Tower.  In this case, this one is very special.  It immediately caught my attention.  I love the size of the unit, the vaulted ceilings and the incredible views. Located on the 41st floor, this 3 bedroom, 2.75 bath is 1,844sf. It has hardwood floors, an expansive kitchen, electric blinds a large master and walk-in closet.  What do you guys think?

Check this out!  I’ve added all the active Downtown Bellevue condo inventory into a chart.  You’ll notice that the pie chart cooresponds with the table to the left. As you will notice Bellevue Towers has 16% of the total inventory!  The horizontal chart below really puts it into perspective.

The “other condos” category is all the condos that didn’t have multiple units in a particular building.  Overall there are 193 units on the market.

I noticed this rental yesterday and thought I would share.  One Lincoln in Bellevue has incredible views and great amenities.  Built in 2005, Lincoln Tower shares it tower with the Bellevue Westin.  Allowing owners and renters at One Lincoln to use all the hotel services and phenomenal share amenity space.
