Quick update on Bellevue Towers. They are at 46 sales year to date – totaling $20.2 million in sales for 2012. Last year they sold 144 units totaling $89 million. With over 260 units sold, watch the Towers continue to have success.

With two more buyers purchasing units at One Main Street last week, their inventory is down now to just ten homes.

The remaining homes at the boutique 57 unit project are a variety of one-bedrooms. The smallest and least expensive home is a 662 sq. ft. priced at $299,900. It features a nook separated from the main living space by sliding doors. For any of you in the rental market, you may want to check out this 2 bedroom (505) condo in Bellevue.  It is a brand new unit that has never been lived in.  It has 2 bedrooms, 2 baths, 2 decks and is over 900sf.  Its located on the 5th floor and has SE facing views.  The project is One Main Street.  It is a steel and concrete structure built in 2010. For those of you unfamiliar with the neighborhood, “Old Town” or Main Street is one of my favorite pockets of Downtown Bellevue.  It is just a 5 minute walk from Meydenbauer Beach Park, it has an abundance of restaurants (Bis, 520 Grill, Gilmans, Cantinetta) and is only 3 blocks from Bellevue Square/Lincoln Square.

Check out this penthouse that just sold at One Main.  It is a 3 bedroom, 3 bath unit with 1,891 sq. ft.  The selling price was $1,200,000 ($634psf). That leaves just one more penthouse (#901).  Unit 901 is a west facing unit with 2,254 sq. ft.

One Main has benefited from a flurry of sales in the last 30 days. According to their blog, they had 3 sales in the first week of June.  Thus far, they have sold 27 homes, with 5 offers pending and have 25 condos to sell.

Check this out!  I’ve added all the active Downtown Bellevue condo inventory into a chart.  You’ll notice that the pie chart cooresponds with the table to the left. As you will notice Bellevue Towers has 16% of the total inventory!  The horizontal chart below really puts it into perspective.

The “other condos” category is all the condos that didn’t have multiple units in a particular building.  Overall there are 193 units on the market.

This is a fun post for me to write.  I have been so excited to share with you some recent updates to the blog.  As you will see in the picture below, we have added a category of links titled “UCS Exclusive Sites”.  I think this is an incredible addition to the site.

For the last 2 months, I have been working tirelessly on building individual sites for the major condominiums projects in Bellevue and Seattle.  The objective was to bring each project to you!  This hyper-local approach, delivers “building” specific information.  Each website is loaded with great info.  You can search units for sale, units that have sold and within a few weeks you’ll be able to search for rentals as well!  In addition, you will find the following:

  • Walkscore and much much more.

One Main Street Condominiums To Add New Furnished Model Homes

I shared e-mails yesterday with a contact of mine at Matrix Real Estate.   Here’s the latest from One Main Condominiums in Bellevue -

With 37 unique floorplans at One Main Street, we are in the process of putting together several new model homes to help prospective buyers visualize moving in. These target homes will be furnished next week, and there are a few immediate price reductions that we can share today:

Home 210 – open one-bedroom city suite – 662 sq. ft. Originally $458,800, now $369,900.

Home 305 – one bedroom/1.5 bath - 881 sq. ft. Originally $538,800, now $469,900.

Over 285 groups toured One Main Street Condominiums in Old Bellevue during the Sneak Preview weekend on March 13th and 14th, making it one of the most successful preview weekends in recent memory. The first public open house at One Main Street Condominiums is this weekend, Saturday and Sunday, March 27th and 28th, with three model homes and a selection of other available homes open for touring from 11 a.m. to 6 p.m. With construction nearly completed, this is the first chance for prospective buyers to tour and purchase these new luxury condos, most of which are ready to move in today.

Well, I just took a quick trip over to One Main Condos in Bellevue.  As mentioned in a previous post (One Main With Matrix), their new direction has them using the newly formed Matrix Real Estate.  I spoke with both Leslie Williams and Mike Miller tonight and they are thrilled to be involved with the project.

My initial feeling on the building was good.  Nice clean lobby with high ceilings and an inviting interior.  It felt luxury, but not overbuilt.  After a quick meet and great in the lobby I headed to the third floor view unit #301.  It is a 1+den with a nice deck and a spacious layout.  I didn’t have much time so I quickly moved over to unit #305 as well.  Again, it was a nice layout with a pretty attractive build-out.  You see the custom shelving in a picture below.  Overall, I thought the sales team picked great units to model.  On that note, it probably was not easy as they have over 37 plans available to pick from.   Here is the price range of available homes:

Just a quick update for you.  One Main and Matrix in Bellevue just launched their new and improved website.  I think they did a much better job with the site.  They have incorporated Facebook, a new blog and much more consumer friendly information (i.e.  Walkscore, project updates and links to register).

I’ve been told that they will be taking me through their models during a private tour.  I will report back with more info including information on projected pricing, upcoming events and projects updates.   Stay tuned!

The newly formed Matrix Real Estate will be taking over the sales and marketing of One Main in Bellevue.

One Main is a 10 story 62 unit new construction project in the Southwest corner of Downtown Bellevue. On the popular Main Street corridor, One Main was once a project that looked like it could “sell” through the recession.  Unfortunately, like many other local condo projects, disgruntled buyers turned in their contract rescissions and many of their original owners back out.  It is not to say that they haven’t had success, but overall they could have been much better off going back to their owners with price adjustments and concessions to keep their customers happy.

In my office alone, agents represented 6 buyers that back out of their contracts (our team had 3 of those). This is not the first project to experience this.  Let it be known that without price concessions or new marketing programs it will face the same problems that have plagued the rest of Bellevue’s condo projects.  I have made it quite clear in the past that the same song and dance is not working.  It is time to get serious and take action so that the market will absorb the inventory that is currently available. With a new face lift, new sales team and their grand opening in March, this once fiercely popular project may once again gain steam.  I wish them the best.

With all things considered, it is a great location with phenomenal access to freeways, Bell Square Mall, area restaurants, the much anticipated waterfront park (in planning) and all that Bellevue has to offer.

One Main Street is a popular Bellevue new construction condo project.  Unfortunately they brought their product to market at a very tough time for our marketplace.  They will sell-out, but unfortunately, this may take some time.  Please see below for a quick rundown on this particular project:
