This market still surprises me daily when it comes to pricing.  I came across this unit (#1107 at the Parc) during my inventory review this morning and it stuck out like a sore thumb.  I’m not endorsing it by any means, but I do want to look at some numbers:

  • (13) There are 13 stories in this particular condo building (The Parc).  Unit #1107 is just 2 from the top.
  • (2007)  In 2007, this unit sold for $379,000
  • (2011)   In 2011, this unit is now for sale for $209,000
  • (45)  At this price, 1107 has been reduced 45% off the last sale price
  • (328) At $209,000 this unit is priced at $328 per square foot. It initially sold for $594.98psf

This condo is short sale. Therefore the sale is subject to bank approval.  Short sales are a HUGE part of our market now.  If you want more information on short sales or if you have any questions, don’t be afraid to ask.  In regards to this specific unit, I’ve sold the “07″ plans before.  If you have specific questions about the unit or want more info, contact us.

I noticed this rental at the Parc yesterday and thought it might be a good option for some of you in the market.  The Parc is located in Belltown between Clay and Cedar. Its over 1,100 sq. ft. with 2 bedrooms, 1.75 baths and a killer private terrace.  It’s in the North Tower (81 Clay) on the 7th floor.  With over 455sf of outdoor space its seems to stand out even at its asking rent of $2,650. The rent also includes water, sewer, garbage, 2 parking stalls and a storage space.

Looking for a good deal this weekend?  Check out this bank owned 1 bedroom at the Parc.  It doesn’t have a view, but it is pretty tough to beat at $255 per square foot. In September of 2007, this unit sold for $399,000.  Now at $234,400 this Fannie Mae owned resale is selling at 41% less then the last market sale price.  I’ve sold this same floor-plate on a lower floor.  It has a nice layout with the majority of the square footage in the living area and kitchen.  It has a designated guest bath and the large bedroom has a bathroom with dual vanity and a spacious walk-in closet.  It may be worth a look if your in the market.  I viewed it this morning and it is in good condition.

I noticed  this bank-owned 1 bedroom at the Parc this morning.  It is on the 9th floor (922) and back in 2007 it sold for $530,000.  It was just listed this week at $370,000.  A 30% discount from its last market sale.  Although there are not any pictures to look at, I think it may be worth a look.  It is 799sf with views.  The project is a steel and concrete structure built just 4 years ago in 2007.  It has great amenities and a good location.  The developer Intracorp also built and/or converted Avenue One, The Vine, Arbor Place, Newmark Tower,  Belltown Court, Ellington and a few others.

Yep, you read it correctly.  A 1 bedroom, 1.5 bath on the 6th floor at the Parc is going to auction tomorrow with a minimum bid of $145,429!  It was purchased in September of 2007 for $413,683. Exciting New Additions To UrbanCondoSpaces.com

This is a fun post for me to write.  I have been so excited to share with you some recent updates to the blog.  As you will see in the picture below, we have added a category of links titled “UCS Exclusive Sites”.  I think this is an incredible addition to the site.

For the last 2 months, I have been working tirelessly on building individual sites for the major condominiums projects in Bellevue and Seattle.  The objective was to bring each project to you!  This hyper-local approach, delivers “building” specific information.  Each website is loaded with great info.  You can search units for sale, units that have sold and within a few weeks you’ll be able to search for rentals as well!  In addition, you will find the following:

  • Neighborhood information
  • Amenities
  • Walkscore and much much more.

Each site is fairly interactive as well.  For example, if you want UCS to send you listings in your favorite building, just fill out the email notifications form and you will receive new listings immediately when they hit the market.  As an owner you will also be able to keep tabs on the units that are for sale in your building.  We will be adding new features to the site as time goes on.
