Its back again. Sanctuary – a 12 unit residential conversion of the former 1906 First Church of Christ, Scientist is scheduled to be re-introduced to the market next week (see below). It was originally built between 1906 and 1911 and was designated a historic landmark by the City of Seattle in 1977.  In 2007, an adaptive reuse and redevelopment of the church took place. Un-favorible market conditions, obscure pricing and lack-luster marketing effort led to an un-successful sales cycle.

In July of 2011, the note to the project was sold and the projects new owner injected an additional 2 million dollars into the historic re-design. Now complete – the project consists of 12 fee simple units offering concrete and steel construction, historic features, modern design and intricate crasfsmanship.  According to the projects recent press release the construction team was spearheaded by Belfor Property Restoration, Runberg and Assosciates and Robin Chell Design.

“We made many improvements and are thrilled with how the individual homes and common areas turned out,” says Rob Nall, a principal of Resource Transition Consultants. “The additional construction and restoration was worthwhile—we’ve optimized the final product and the pricing for positive market acceptance.”

The 12 units range from four to six levels (including roof top terraces). The homes are sized from 1,600 to more than 3,000-square-feet. The pricing will range from the low $500,000s to $1.1 million. The new pricing reflects reductions in the neighborhood of 25-40% off previously listed prices.

Two model homes will be opened this weekend for public previews from 11 a.m. to 5 p.m. The official sales debut is scheduled for January 28, 2012 when the sales office opens. More information can be found on the recently launched website at www.LiveatSanctuary.com.

Quick update on 1111 East Pike in Capitol Hill.  There are just 2 units left before they reach their final sellout.  The project is located between 11th and 12th on Pike and consists of 27 units on 6 floors.  I’ve included unit #502 below if you want to check it out.  It is currently listed at $314,950.

This unit at Monique in Capitol Hill is a unique opportunity to own a quintessential in-city “loft”. It just hit the market today. The building which was retrofitted/refurbished in 1999 was previously a warehouse built back in 1913.  This particular 3rd floor unit is just 1 of 26 units in the building. Each loft has its own style and this one seems perfect for an in-city dweller that wants a creative space. Although its only 482 sq. ft, the 13 foot ceilings make the space appear to be much larger. It has great natural light, exposed beam ceilings, concrete pillars and structural steel. The elevated bedroom space sits above the kitchen and the picture windows showcase great views of the city. Over the last few years, developers have offered a large number of “loft” concepts. None more interesting then a 2 bedroom at Washington Square.  It was purchased at $1,037,000 in January of  2008.  Bank of America put a minimum bid price of $172,800 for tomorrows auction.  To me it is a clear ploy to drive an incredible amount of traffic to the auction.  I expect Bank of America to be at the auction bidding the price up.  Either way, it will be interesting to see what the final amount may be.

For any of you looking to lease your condo, I sensing that the demand for quality condos is up.  I just successfully leased this 3 bedroom condo in Capitol Hill in just 8 days.  I showed it 12 times in 6 days.  We also had a few brokers bring prospective tenants through as well.   What I found interesting was the general disappointment of what is currently on the market.  Many of the prospective renters that came through were not very happy with the available inventory.  Although it is a small sample of rental demand, I still found it fascinating to hear. I guess that is good news for condo owners who are going to wait to sell their property and would prefer to see what the market offers next year.
