7 Minute Walk, From Olive 8 to Whole Foods

As you may have noticed over the last few days, we have listed a few condos in the 2200 Westlake project (Loft living & W1105).  After dropping off a few items in one of the units yesterday, I decided to walk to the Wells Fargo at 7th and Olive.  It sits across the street from Olive 8 and diagonally from Pacific Place. I thought I would share some pics from Olive 8.  I attended a final walk-through with a client who closes on their home next week! For those of you that have never done one before, they are kind of fun.  You meet with a representative from the project who gives you a tour of your unit. They highlight how things work, give you a general overview and provide helpful tips on the maintenance of your condo.   In addition, they give you a roll of blue tape.  The tape has a purpose of brining blemishes to the developers attention.  This can be scratches, dents, dings, holes, fixes and anything else that “needs” a fix.  The developer will then fix those issues prior to closing.

Being that we were on the 26th floor, I thought it would be fun to show you what the view looks like!  It was a perfect day for pictures.

Olive 8 Condo Auction Results | Detailed Analysis

As promised in my earlier post this morning the Olive 8 Auction results are in.  Click the picture below to view a detailed analysis on the numbers. In summary, 32 of the 34 units from the original “Auction Sheet” sold.   For reasons unknown, the developer elected to eliminate two of the 34 units.

Auction Statistics and Observations:

  • Total units sold 32
  • Average selling price $415,813.
  • Average selling cost per square foot $451
  • Highest cost per square foot sale $565
  • Lowest cost per square foot sale $381
  • The average discount given was 66% off the previous pricing
  • The auction results seem to favor buyers
  • There were an estimated 80-100 bidders and over 350 in attendance

As a side note, I wish to congratulate a client of mine that successfully purchased a unit today.  She had the support of me and her family, but deserves all the credit as she was diligent in her preparation and stuck to her game-plan.

So I attended Kennedy Wilson’s “How to Buy At Auction” seminar yesterday with a client of mine.  I thought it was interesting to see the turnout.  To me it looked like roughly 300-400 people which happen to fill up the room.  It was pretty basic information.  Most of the agenda covered what to bring when attending an auction and how to make sure you can make a successful bid.

The senior auctioneer also spent an substantial amount of time getting everyone comfortable with the bidding process.  At one point, he held a mach auction for a 2 bedroom unit.  It was pretty entertaining.  Here are a few highlights if you are considering attending the auction to bid:

On one final note, Kennedy Wilson took 3-4 minutes to talk about the importance of using an agent when purchasing a unit.  They spoke to advantages when it comes to viewing and choosing units, assisting in auction prep and adding value in understanding the complexities of purchase and sale paperwork.

As of Thursday of last week, 65 units have sold.  Yep, that means that after the 34 units that are going at auction that there are 130 units left for sale.  Thoughts?

As the auction is less than two weeks away, I thought I would share some important information that you would only find by reading the fine print:

Unpublished reserve pricing or URP means that the seller has pre-established an “un-published” minimum selling price. All homes at the upcoming auction have URP.  The starting bid, although low and very attractive is not the reserve price.  This is a trick or sales tactic to get more people in the door.  Don’t worry.  This is not a deal breaker for me if I’m buying.  I don’t necessarily care what they “need” in terms of a minimum price.  I just want to be focused on what I am willing to pay.

In order to become the winning bidder of a unit, a bidder must have the highest bid and meet or exceed the unpublished reserve price. The highest bid is subject to acceptance by the seller. If a bidder has the high bid, but it’s less than the seller’s reserve, the high bid, resulting in purchase documents is subject to the seller’s acceptance.  It may also be countered or simply rejected during the auction, in the contract room and/or within five (5) days following the auction.

Olive 8 Homeowners Dues

Quite a few of you have asked about the home owners dues for Olive 8.  They are $.55 per foot.  For example, one of the units going to auction is unit #1902 (see below as I have it highlighted it in red).

The unit square footage is 1,586.  Therefore the monthly HOA dues would be ($872.30 per month (1586 x $.55).

I’m currently sitting at the Viceroy Hotel in Palm Springs.  My wife and I have been celebrating our 1 year anniversary down here in the desert.  On the way down, I noticed something in the Alaska Airlines magazine that was drastically different then in the years past.  In total, there were only four (4) Seattle condo ads in the entire publication.  In order:

  1. Escala
  2. Olive 8
  3. Bravern
  4. Harvard and Highland

This is definitely a change from the past.  While I was working at UrbanCondominiums.com in 2007-2008, there were at least 8 properties, many of our own that were highlighted in the popular airline publication.  It seems obvious to suggest that it is all economy/budget related, but I feel that there is much more to it than that.  I wonder what our market will look like in 24 months.

Out of the major condo projects still selling units in the city the only ones with available inventory should be Escala, Olive 8 and Four Seasons.  I suppose there could be a few left at 1521, but it would surprise me.  So where does that leave us?   What is being built?  Nothing.  There are still plenty of lots with permits ready to go, but by the time you start construction, a project wouldn’t be delivered until 2013-2014 or later.  Could this mean that we are heading towards a shortage of inventory?  Or is demand still too weak, even 2-3 years from now?

It appears that all of our previous statements about the Olive 8 condo auction have been validated.  It will occur on September 19th, and they will auction off 34 units.  These will be a combination of 1 and 2 bedroom floor plans (18-26th floor).

Before you get too excited, read my post in the next week that will touch on a very important issue that they don’t make the public aware of; “price minimums”.  I will explain in more detail soon.

Kennedy Wilson invites registered bidders to a “How to Buy” informational seminar taking place at the Hyatt at Olive 8 on Sunday, September 12th beginning at 1 p.m. The seminar gives new potential bidders a chance to familiarize themselves with the auction process, while those who have previously attended auctions can enjoy a relaxed and informal refresher course. As always with Kennedy Wilson’s popular “How To Buy” seminars, the highlight will be an exciting live practice auction hosted by an actual Kennedy Wilson auctioneer.

The Olive 8 auction has been confirmed (read here).  As seen on the Olive 8 blog:

The Olive 8 Sales Team is proud to announce that we will have 34 homes auctioned in September. The auctioned homes will be on our lower floors 18 through 26.

The sales office will remain open onsite and continue to sell floors 27 through 39 our “Sky Suites.” Now is a great time to buy a view home in Seattle’s tallest and most luxurious tower. The sales office is open daily from noon to 5 p.m.

Details in terms of pricing have not come out yet, but we should expect them this week.  I’ve heard that R.C. Hendreen, the developer for Olive 8 is deciding between Accelerated Marketing Partners and Kennedy Wilson to hold the auction.  If you have not attended an auction before, I would encourage you to go.  It is a little chaotic but entertaining to say the least.

I will look to post later this week with more details on pricing and my opinion on the value of buying at an auction.
