I heard from a client of ours last week who was inquiring about how the new Amazon development could change the views at 2200 Westlake. I decided to do some research and as you can see, I was able to diagram some of the potential changes below.

In my opinion, the biggest impact would be on the Southwest side of 2200 Westlake (photo 1), The South side of Enso (photo 2) and the Northwest corner of the Cosmopolitan (photo 3).  With that said, I don’t think Seattle condo owners should worry.  Although views change a bit, the economic impact, including the rise in property value will outweigh any and all of the negatives associated with the change of view (IMO).  More people = more organic stimulus. Denny Triangle, South Lake Union, and all of Downtown will benefit immensely as the Amazon property is developed.  Look for more retail shops, restaurants, better transportation and a boost to the hotel industry. Have I told you yet that I REALLY believe in the direction of South Lake Union?  (just checking).

The sales team at Enso is down to just one unit before they reach their sellout.  It is a 1 bedroom, 1 bath on the 7th floor. It features views of Lake Union, a dual-sided fireplace and its own private balcony. This is just another reminder of the limited “new construction” inventory both in South Lake Union and Downtown Seattle as a whole.  Owners in Enso, Veer, 2200 and Cosmopolitan stand to benefit the most over the next 5-10 years.  Seattle’s interest in SLU will continue to grow and unless Rollin Street comes back on (highly unlikely given rents), the options are limited for new buyers.  To use some Wall Street terminology, the opinion of quality downtown/SLU condos has gone from Neutral to Outperform starting in 2012.  Disagree?

If you were wondering where I was the last few days, I spent a few days away from the office.  I’m actually writing this post on my flight back to Seattle.  I noticed this unit at Enso that is selling for the first time since it was originally purchased from the developer (Vulcan).  It is on the 16th floor which is just 3 floors away form the top. It comes fully furnished and has pretty incredible views.  For those of you that don’t remember, Enso is a LEED Gold certified project.  It has 19 floors and 134 units.

Enso is quietly selling out their remaining inventory.

For those of you with your eyes on Enso, don’t blink. According to our sources, they have just 18 units remaining until they are completely sold out.  This does not surprise me.  As I mentioned before, Seattle new construction inventory is slowly decreasing.  Enso has always been one of my favorites and the with the growth of South Lake Union, it makes a perfect home for many different types of buyers.  Out of their remaining inventory there is quality mix of units, from 1 bedroom to Penthouse.

As you know by now, I have a job outside of writing this blog. I help people buy and sell condos/homes just like many other brokers in our city.

I think I do a pretty good job keeping UCS informative without using it as a platform to consistently plug my own business.  On that note, from time to time, I like to post when I list a new property for my sellers.  I will be posting a “Just Listed” on a special property tomorrow.  I’m meeting my photographer in the morning and will monitor final walk through before we go “Live” tomorrow afternoon. This particular property is in a building very familiar to most of you. The Cosmopolitan.

The unit sits on the 24th floor and has an amazing view through the wall of windows.  It’s just over 1300sf and is in great condition (3 years old).  I won’t share to much more, but I will tell you that it is going to be listed at a very good price.  In order to justify why I think its priced well, I pulled a report tonight with the following parameters:

  • Status is ‘Active’
  • 2 bedroom
  • Between 1200-1450sf
  • 2005 or new construction
  • Concrete & steel or quality construction

Now let me make my point.

This 24th floor unit, hitting the market tomorrow, will be almost $100 less per square foot than active inventory shown above.  Also, close to $140,000 less then the average asking price of comparable units (see list above).  In addition, this 24th floor 2 bedroom unit will be a minimum of 9 floors higher than the units pictured below.  So, in a long way of making my point, it should be quite obvious that this unit is going to be a pretty good deal.  In fact, the pictures below were taken from the unit. As you can see, you are looking “down” at the other available units. I’ve highlighted 8 of those units below.  It shows the unit number, price and cost per square foot at the current asking price.

You might be wondering what the deal is with this picture.

I’m sitting at the Starbucks at 2200 Westlake in South Lake Union.  Over the last 2 years it has become one of my favorite locations to work when I’m in-between appointments.  It is not the space as much as it is the location.  I love SLU.  It grows on me daily because I feel that I have bought into the vision:

  • Re-designing the waterfront
  • New construction
  • Active business (Amazon, bio-tech, health-care)
  • New restaurants
  • Master plan development
  • Industrial re-design and environmental conscious construction

Overall, it has become the fastest growing borough of Seattle.  Successful design, thoughtful development and a fantastic location.

Do you remember just 2-3 years ago when the Seattle skyline was full of  high-rise construction cranes? That’s not the case anymore.  When it comes to condos, we might not see another project built for 4-5 years.  What does that mean for new construction condo inventory?  Statistically it can be proven that inventory is in decline; here is why:

Let’s examine what the downtown Seattle condo market really looks like. Attached is the graphic provided to UCS (courtesy of Realogics Market Research). Realogics maintains detailed information on the sales of each condominium building.  As you will see in the illustration below, the inventory of newly constructed condominiums is decreasing dramatically.

Clearly the biggest impact on inventory has been the transition of 4 major condo projects to apartments.  These include:

  • Expo 62 (114 units in 2008)
  • MODA (251 units in 2008)
  • Equinox (204 units in 2009)
  • Rollin Street (208 units in 2009)
    ****A total of 777 units

The wild card is Volta (formerly known as Alex).  The construction has stopped and at best this could come this year either as condos or as apartments.  For now it has be cited as condos because that’s how it was last presented.  What’s amazing about this situation is that even if it came to market today, we would still have less than 450 new condos to choose from.  From the looks of it, it doesn’t appear that they are doing much with it right now.

In terms of availability by building, from the most to the least, it stacks up like this:

  1. Escala
  2. Olive 8
  3. Gallery
  4. Fifteen Twenty-One Second Avenue
  5. Enso
  6. Volta
  7. Four Seasons Private Residences
  8. 5th & Madison

Interestingly, two-thirds of the available new condos are in Escala (now 30% sold) and Olive 8 (now 50% sold).  Realogics identifies a unit as being sold as a non-refundable earnest money deposit (pending) or closed.

It is important to note that the title reports are notoriously late with real time information and often show fewer homes sold than actual.

So where does this leave us?  The question becomes, is 450 units or less enough inventory for future demand?  I think not.  As the economy improves, many of those units will be purchased.  I’m sure that eventually Rollin Street and others may come back on the market, but for now, as inventory continues to decline, Seattle may be looking at its next wave of new construction starts in 2012/2013.

It is important to understand that as prices continue to fall, many potential buyers have been renting.  Eventually the increase in rent will drive more consumption of Seattle condominium sales. In addition, what is most fascinating to me is the enormity of going through the construction process. From start to finish it can take up to 5 years.  I will be on the lookout for the first project to break ground.  Until then, as consumers we have about 8 projects to choose from.

PROJECT OVERVIEW:

Enso is nearing 100 sales.  Thus far, they have closed 98 units, with 4 units pending.

  • They have 102 units SOLD as of yesterday.
  • That leaves 32 homes left available for sale; 134 units total.
  • Enso sold 6 condos in the last 60 days. (my clients bought one of them  #unit 1305).
  • Many of the closed sales have been at or close to list price.

PRICING:

  • Home 608, which is a 1 bedroom/studio is priced at $305,000
  • 1 bedrooms range from $370,000 – $465,000
  • 2 bedrooms range from $660,000 – $800,000
  • Penthouse homes range from $980,000 – $1.395M

It is always exciting to add new features to the blog. I just updated the home page to make it easier for you to view rentals in both Seattle, Bellevue and beyond.  The pictorial below illustrates how to get started.  I tried to keep it simple. I’m currently sitting at the Viceroy Hotel in Palm Springs.  My wife and I have been celebrating our 1 year anniversary down here in the desert.  On the way down, I noticed something in the Alaska Airlines magazine that was drastically different then in the years past.  In total, there were only four (4) Seattle condo ads in the entire publication.  In order:

  1. Escala
  2. Olive 8
  3. Bravern
  4. Harvard and Highland

This is definitely a change from the past.  While I was working at UrbanCondominiums.com in 2007-2008, there were at least 8 properties, many of our own that were highlighted in the popular airline publication.  It seems obvious to suggest that it is all economy/budget related, but I feel that there is much more to it than that.  I wonder what our market will look like in 24 months.

Out of the major condo projects still selling units in the city the only ones with available inventory should be Escala, Olive 8 and Four Seasons.  I suppose there could be a few left at 1521, but it would surprise me.  So where does that leave us?   What is being built?  Nothing.  There are still plenty of lots with permits ready to go, but by the time you start construction, a project wouldn’t be delivered until 2013-2014 or later.  Could this mean that we are heading towards a shortage of inventory?  Or is demand still too weak, even 2-3 years from now?
