As you know by now, I have a job outside of writing this blog. I help people buy and sell condos/homes just like many other brokers in our city.

I think I do a pretty good job keeping UCS informative without using it as a platform to consistently plug my own business.  On that note, from time to time, I like to post when I list a new property for my sellers.  I will be posting a “Just Listed” on a special property tomorrow.  I’m meeting my photographer in the morning and will monitor final walk through before we go “Live” tomorrow afternoon. This particular property is in a building very familiar to most of you. The Cosmopolitan.

The unit sits on the 24th floor and has an amazing view through the wall of windows.  It’s just over 1300sf and is in great condition (3 years old).  I won’t share to much more, but I will tell you that it is going to be listed at a very good price.  In order to justify why I think its priced well, I pulled a report tonight with the following parameters:

  • Status is ‘Active’
  • 2 bedroom
  • Between 1200-1450sf
  • 2005 or new construction
  • Concrete & steel or quality construction

Now let me make my point.

This 24th floor unit, hitting the market tomorrow, will be almost $100 less per square foot than active inventory shown above.  Also, close to $140,000 less then the average asking price of comparable units (see list above).  In addition, this 24th floor 2 bedroom unit will be a minimum of 9 floors higher than the units pictured below.  So, in a long way of making my point, it should be quite obvious that this unit is going to be a pretty good deal.  In fact, the pictures below were taken from the unit. As you can see, you are looking “down” at the other available units. I’ve highlighted 8 of those units below.  It shows the unit number, price and cost per square foot at the current asking price.

You might be wondering what the deal is with this picture.

I’m sitting at the Starbucks at 2200 Westlake in South Lake Union.  Over the last 2 years it has become one of my favorite locations to work when I’m in-between appointments.  It is not the space as much as it is the location.  I love SLU.  It grows on me daily because I feel that I have bought into the vision:

  • Re-designing the waterfront
  • New construction
  • Active business (Amazon, bio-tech, health-care)
  • New restaurants
  • Master plan development
  • Industrial re-design and environmental conscious construction

Overall, it has become the fastest growing borough of Seattle.  Successful design, thoughtful development and a fantastic location.

Just before I went to bed last night I was looking at my analytics program for the blog.  I know, kind of pathetic but I’m hopelessly addicted.  It shows stats that allow me to understand where readers are coming from, what they are reading and what they are looking for.  It sounds more detailed then it really is.  I can never tell exactly who is reading the blog and from where, but it gives me a pretty good understanding.   The  most fascinating section of these analytic programs are the “search statistics”.  In a nutshell, I can see what has been searched and how that has landed readers on UrbanCondoSpaces.com either purposefully or accidentally.  I thought it would interesting to examine the searched items from yesterday.  It may be helpful for you to understand what is trending in the real estate world.  See below:

Search Terms (Google and Yahoo)

Searched: “leona”


Answer:

Answer:

In very rare circumstances.  I would recommend not buying while in litigation.  For the most part your lender won’t allow you too either.  In some scenarios you will have to have all cash!

Searched: “vine condos”

Answer: I imagine this person was just inquiring into the building itself.  Maybe they were curious about the units that sold, or the amenities included in the building.  I have included my last post on the Vine Condos (read here:  The Vine)

Searched: “i’m being asked to get a license before i can rent my condo

Answer: I suppose this person was curious if they need a license to rent their own condo.  In the state of Washington, the answer would be “no”.  If they were assisting others in their rental and advertising as a property manager, then that is another story.  Also some states may require it, so it depends on their jurisdiction.

Searched: “housing tax credit extension again”

Answer: Read here for the latest and greatest about the home buying tax credit.  It should answer all of your questions.  The reader is most likely searching for when the credit was last extended.  The website I have just provide should answer all those questions.

Searched:  “Short sale approval by april 30 to qualify for tax credit”

I noticed that there have been a few recent articles on the Seattle Condo market and its inventory (example….Seattle PI).  For me, I’ve found the best way way to get a pulse on the market is by speaking to the sales agents at each individual site.   The MLS does a fine job in addressing the current re-sale inventory, but its always nice to hear what kind of activity is coming from the “new construction sites” as well.  At one point 4-5 years ago we were estimating that only 8-10% of new construction inventory was visible to the public.  That lack of transparency is the exact reason that I started blog.

On that note, I spoke with Steve Gilpatrick at Marselle and he provided the update below:

Marselle will be FHA approved at 40 sales.  They anticipate reaching the 40 sales by the weekend.

They have had 8 Sales since December 23rd, with 4 pending offers.

I just recieved an e-mail from Steve at Marselle.   It appears that their pricing and loan programs have really contributed to the sales velocity in the last 60 days.  See below;  both for an update and a sample of their pricing:

As reported by Steve:

Marselle Condos has released new pricing for our 2nd and 3rd floor homes.  20 homes were sold last month and 19 new homeowners have already moved in.

Marselle is offering some great incentives: 5% Down Still, No PMI and No HOA dues until January of 2011. All Homes include secured parking and storage.  50% of our homes are priced under $300,000.
