With 5 units left for sale, 1521 and Olive 8 plan to close their show rooms following their final sales event this weekend. The final sell-out of these two luxury projects is a much bigger story than it appears.

There are approximately 40 new construction units left in Downtown Seattle. In area 701 (DT Seattle), there is just one new construction delivery scheduled (Insignia Towers - 2015). The downtown core will have a massive shortage of new condominiums offerings for the next 24 months. This could sway developers into apartment conversions, condo-apartment-condo reversions or announcements for new condo structures. The latter seems the most un-likely given the capitol squeeze post recession and the recent trend of suits driven up by the Washington Condominium Act.

High-end condo rentals in Seattle are leasing quickly and at top dollar. See below for a collection of just some of condos that have leased in the last 30 days. I can’t say I’m surprised that these rentals are moving quickly – renting a condo can have much more upside then living in a traditional apartment building. In addition to that, steady employment growth and below average inventory levels are contributing to the pace of leased units as well.

In the last 3 months there have been more than a dozen condos that have rented for $4,000 or more.  The highest priced rental in the last 30 days was located at Escala – It rented for $9,500 per month.

The urban-concept Target store that we wrote about years ago is finally opening its doors – this week!  The new store, named “CityTarget” is located on 2nd and its just one block from Pike Place Market. Seattle is one of three locations opening this Wednesday. The others include Los Angeles and Chicago. According to the Times, Downtown Seattle’s population has increased 72% from 1990 to 2010. Well, its back. The condo of convicted Ponzi scheme artist Darren Berg is now on the market. We covered this story pretty heavily around the first of the year when the 15th floor condo went to the public foreclosure auction. Now on the market at $1,199,900, the 3,050 unit will test the buying pool of million dollar buyers. I tend to think that with $1,821 monthly HOA dues it will have its challenges, but Millennium Tower has been a staple of Seattle condo luxury since it was built in 2000. The former owner was recently sent to jail for 18 years. He was guilty of defrauding his investors by as much as $100,000,000.
