I attended an exclusive preview event on Tuesday for the newest townhome project on the eastside – Lake Boren townhomes in Newcastle.

It is a really cool concept and it comes at time when buyers are getting frustrated with the lack of quality inventory on the market. Lake Boren, which is 5 minutes from I-405 is now home to 14 newly completed townhomes with plans of 56 total homes. What is so unique about the property is that it has direct access to the waterfront at an affordable price point. The developer, Continental Properties (Cosmopolitan Condos, Kirkland Central Condos) known for both high-rise development and townhome projects, utilized the waterfront by building a massive outdoor patio with BBQ’s, picnic tables, firepits and kayak access so the owners can enjoy waterfront living.

The 2-3 bedroom homes range from 1,200 t0 1,600 sf.  They have an attached garage, large decks, spacious floor plans and quality contemporary finishes.  Here is a list of the available floor plans:

I thought the units were great and its a prefect option for someone looking to move to Bellevue/Eastside, but wanting to avoid 520 and the toll.

There is a new listing at McGraw Street Townhomes in Queen Anne.  I’ve been a big fan of this project and have written about it in the past. A friend and client of mine purchased one of the 8 modern townhomes back in 2008. This particular end unit (560 McGraw) which happens to be one of the best units in the entire project was once listed for $659,950. Now priced at $499,999, I believe its a top 5 townhome offering in our market.  It has big views of Lake Union, Gasworks and the city. It has three levels with a private patio, spacious outdoor deck and expansive living spaces.

Do you guys remember when we covered the sale of these townhomes back in May of this year?  They sold at the foreclosure auction, and were rehabilitated by a local developer. The sales team pre-sold 3 out of the 4 units and this is the final one that remains.  I’d say it is well worth the wait.  The exterior is super cool, the interiors are decked out with modern features and the location is pretty hard to beat.  The units feature concrete/hardwood floors, custom cabinets and high-end appliances.  The steel staircase, big windows and amazing rooftop deck are not too bad either.  I love just about everything that went into these homes.

This house is SICK.  Before you see the pictures (below) and drool all over your keyboard like I did, let me tell you how I found it.

I was doing my typical afternoon review of local and national housing stories and ran into a really cool piece on CNBC. It features some of the worlds “skinny” homes and designs. As a part of that piece, it featured this place on Alki. Um, wow. My jaw dropped the minute that I saw it.  I mean, come on.  It is an architectural gem, it has incredible street appeal and it features some the best views in all of Alki. I love the interiors, the location and would probably cut off my right arm to have the rooftop deck (not really, but you get the point).

Have you seen these townhomes in Eastlake?  As some of you may know, they came back on the market as banked owned over the last 30 days (Sterlings Saving Bank). Recently Kennedy Wilson Announced that 8 of them would be going to auction.  So they are now a part of a 46 property auction on August 7th in Seattle.  I spoke with a representative today and it sounds like they may only have to auction 2 out of the 8 properties.  Number 41 and 42.  See the brochure here: KW Auction. Just last week, some of the properties were put on the market and had multiple offers. If all those homes go under contract, there would be just 2 remaining (consistent with what I heard today). It is important to note that these remaining homes can sell before the auction.  So if you think you may be interested in buying one before August 7th, you can get in touch with the listing agents or the Kennedy Wilson rep.

Another project was just completed by our friends at PB Elemental.  In true form, with their partner and general contractor Logan’s Hammer, they created a masterpiece in the Phinney Ridge neighborhood of Seattle.  There are so many elements of the house to highlight.  Thankfully in this case, PB created a blog (PhinneyModern) to highlight the construction process, design elements and the quality of the materials used for development.  I’m constantly impressed by the attention to detail.  Check out the pics!

For you those of you that took an interest in our post last week about the modern seattle townhome project going to auction, I thought I would share the results.  As expected, there were a number of bidders.  The opening bid started at $986,000 and was “bid up” to $1,080,000.  I learned that the buyers payed all cash and had plans on fixing/finishing the units and then brining them back to the market.  In my opinion, this was an excellent opportunity for this type of situation.  I’ll be keeping an eye out for when they hit the market.  For anyone that wants to tour the units, let me know.  I’m going to try to get a look at them this week.

Have you seen this project before?  They are located on Dravus and 24th right as you start the steep climb towards the top of the hill in Magnolia. I was surprised to see them headed to the foreclosure auction tomorrow (Friday May 27th).

Surprisingly, it took the bank a long time to take action and foreclose on the property.  My records show that the builder/developer owes $1,785,296 in principal and is $998,091 in back payments.  Almost a $1,000,000 that wasn’t paid towards the loan!  For their own privacy, I will leave the developers name out of this discussion.

So, out of curiosity, I went by homes today an peeked in the windows.  The units are so close to completion it left me clueless.  In most cases the developer will work with the bank so they can continue finishing the project.  In this situation, as you’ll see in the photos below, the exterior landscaping is totally over-grown.  There are building supplies left scattered around the site and appliances, toilets and fixtures are piled up in the units waiting to be installed.  That brings me to my final thought……

The bank has put a minimum bid on the property of $986,000.  It will be interesting to see who buys it.  I like to think that someone could purchase the site, live in one of the units and finish the other three selling them off, one by one. It is a great looking  project with a sleek exterior, good quality interior doors/fixtures and it looks like they have really cool rooftop decks as well!  I can remember driving by these many times thinking, “I wish those were for sale”.  It is just another story of banks vs. builders.  In this instance, the winner is a 3rd party.  Whoever buys the project and finishes the job.

I was just about to leave the office when I noticed a familiar townhome that is back on the market.  I’m sure a few of you will recognize it as well.  We posted about these homes months ago (Urban Architecture ) when profiling the architect of the project. The address is 1809 24th Ave, Seattle. Listed at $579,000 in 2009, this home is now priced at $429,000!   It is banked owned (Sterling Savings) and clearly priced to sell.  Sterling seems to be adding quite a bit of their inventory to the market.  They actually have a real estate specific website that shows all their available inventory.  Including, commercial, condos, multi-family and more.  What an interesting time we live in.

If you were to ask me if this particular home is worth a look, I would say Y-E-S.  Love the architecture, it’s obvious given the examples below that it is a deep discount and the bank is currently offering 3.5% in a closing cost credit.
