There is a new listing at McGraw Street Townhomes in Queen Anne.  I’ve been a big fan of this project and have written about it in the past. A friend and client of mine purchased one of the 8 modern townhomes back in 2008. This particular end unit (560 McGraw) which happens to be one of the best units in the entire project was once listed for $659,950. Now priced at $499,999, I believe its a top 5 townhome offering in our market.  It has big views of Lake Union, Gasworks and the city. It has three levels with a private patio, spacious outdoor deck and expansive living spaces.

Other features include:

  • 10′ ceiling height and oversized windows
  • Island Kitchen
  • Hanstone countertops in kitchen
  • Jenn-Air stainless appliances
  • Steel and cable railings (see below)
  • Upgraded fixtures
  • Track-lighting (see below)
  • A “floating” gas fireplace
  • Bamboo floors

For anyone in the market, I would suggest adding it to your list. The biggest downside?  You have to access the unit by exiting off of Aurora(99). Outside of that, I think it has limited downside and great long term upside potential.

I have a great friend of mine that invited us all over to his townhome in Queen Anne for a Superbowl Party on Sunday.  I would never turn down a Superbowl invite from him for three reasons:

  1. He’s a phenomenal cook.
  2. He’s a great friend who happens to be a client.
  3. Finally, he has two huge flat-screen TV’s (a big plus for a football party)

Back in the summer of 2008 when we started looking for homes, he always seemed to have the “perfect” place in mind.  During the time we looked, he struggled with leaving his unique waterfront floating home on Portage Bay.  It didn’t surprise me as I would have loved to live at that place as well. Incredible views, great floor plan, and perfect setting for summer social events.  To that end, the search for the right place continued.

Over the course of a couple months, we had looked at 3-4 houses when we stumbled upon the McGraw Street Townhomes built by Howland Homes.  The first features that stood out to me were the size, the quality of build, the rooftop decks and the exterior of the building.  This particular unit featured the following:

  • 10′ ceiling height and oversized windows
  • Patio and a  roof top deck (deck was plumbed for gas)
  • Views of Lake Union
  • Hanstone countertops in kitchen
  • Jenn-Air stainless appliances
  • Steel and cable railings (see below)
  • Upgraded fixtures
  • Track-lighting (see below)
  • A “floating” gas fireplace
  • Bamboo floors

It didn’t surprise me when he decided it was the right place for him.  At the time, most Seattle developers had just finished a cycle of townhome after townhome of the same exact Craftsman build.  In my mind there was nothing wrong with them, but it just wasn’t the right fit for this friend/client.  What made the McGraw unit so unique in addition to the list above is that it was constructed with good intentions.  Each room is spacious, the kitchen is suited for entertaining and the rooftop deck takes full advantage of the view.  With over 1,714 square feet, this 3 bedroom 3.25 bath simply put was a perfect place for him.

Lesson learned, don’t settle for what you don’t want, just start looking for what you do want.  Inevitably, you’ll find the house that is right for you.

The “It” Factor In Queen Anne

My wife and I joined some friends yesterday for an afternoon BBQ in Seattle.  The house sits on the Northwest slope of Queen Anne and has a beautiful rooftop deck with panoramic views from Ballard to Alki.  Besides really enjoying our friends and the “rare” afternoon sunshine lately in Seattle , I was enamored by the views.  It reminded me what made it so special when he purchased the home in May of 2008.

It is lesson that we need to live by in all of our purchases of real estate.  It always pays dividends to buy a home with the “IT” factor.  The “IT” factor can be explained by the home having something so special that (it) is undeniably the determining factor for the purchase.  For example, it may be a big West facing view, a remarkable kitchen, a enormous master suite with walk-in closet , or maybe its a functional layout.  Bottom line, you must remove emotion and add strategy when making a purchase.  Focus on the most important elements of a home that make it special.  Make sure it has the “IT”.  Kudos to our friend that made a GREAT purchase.
