DSC 0973 1024x682 A New Construction Townhome Project, Lake Boren, Celebrates Grand Opening On March 10th

I attended an exclusive preview event on Tuesday for the newest townhome project on the eastside – Lake Boren townhomes in Newcastle.

It is a really cool concept and it comes at time when buyers are getting frustrated with the lack of quality inventory on the market. Lake Boren, which is 5 minutes from I-405 is now home to 14 newly completed townhomes with plans of 56 total homes. What is so unique about the property is that it has direct access to the waterfront at an affordable price point. The developer, Continental Properties (Cosmopolitan Condos, Kirkland Central Condos) known for both high-rise development and townhome projects, utilized the waterfront by building a massive outdoor patio with BBQ’s, picnic tables, firepits and kayak access so the owners can enjoy waterfront living.

The 2-3 bedroom homes range from 1,200 t0 1,600 sf.  They have an attached garage, large decks, spacious floor plans and quality contemporary finishes.  Here is a list of the available floor plans:

Residence G (3 bedroom, 3 bath – 1,391 square feet)
Residence G-1 (3 bedroom, 3 bath – 1,440 square feet)
Residence E-1 (3 bedroom, 2 bath – 1,901 square feet)
Residence E-2 (3 bedroom, 2 bath – 1,337 square feet)
Residence A-1 (2 bedroom, 2 bath – 1,208 square feet)
Residence C-1 (2 bedroom, 2 bath – 1,255 square feet)

I thought the units were great and its a prefect option for someone looking to move to Bellevue/Eastside, but wanting to avoid 520 and the toll.

Thus far, they have sold 3 units. I’ve included some pictures of the project below.

The Modern Magnolia Townhomes Are Back, In A Big Way

Do you guys remember when we covered the sale of these townhomes back in May of this year?  They sold at the foreclosure auction, and were rehabilitated by a local developer. The sales team pre-sold 3 out of the 4 units and this is the final one that remains.  I’d say it is well worth the wait.  The exterior is super cool, the interiors are decked out with modern features and the location is pretty hard to beat.  The units feature concrete/hardwood floors, custom cabinets and high-end appliances.  The steel staircase, big windows and amazing rooftop deck are not too bad either.  I love just about everything that went into these homes.

Take a look at some of the pictures and I also included the listing information below.  My guess is that this home sells in less then 4 days.

ImageStore 17 Check Out This Seattle Home On Alki. Trust Me.

This house is SICK.  Before you see the pictures (below) and drool all over your keyboard like I did, let me tell you how I found it.

I was doing my typical afternoon review of local and national housing stories and ran into a really cool piece on CNBC. It features some of the worlds “skinny” homes and designs. As a part of that piece, it featured this place on Alki. Um, wow. My jaw dropped the minute that I saw it.  I mean, come on.  It is an architectural gem, it has incredible street appeal and it features some the best views in all of Alki. I love the interiors, the location and would probably cut off my right arm to have the rooftop deck (not really, but you get the point).

Listed at $1,850,000 it features 4 bedrooms, 3 bathrooms and over 3,500 sq. ft.  It has cork, tile, slate , concrete and bamboo flooring. Custom lighting, gas fireplace and walls of windows. The rooftop deck features indoor and outdoor space with a gas fireplace, BBQ and stunning views. If you are already concerned about its verticality, fear not; you can always take the elevator to the floor of your choosing. This type of home is the reason that I am in this business. The blog is where I get to share it with all of you. I hope you enjoy looking through the pictures. I know I did.

Urban Townhome With Lake Union Views

Check out this new listing on Lakeview Avenue.  In my opinion, this home is a breath of fresh air when compared to other townhome product in the Seattle market. The 1,820sf floor plan offers a generous mix of steel, concrete and glass.  It has 3 beds and 2.25 baths.  It is being offered at $725,000.  See the listing here: 1312 Lakeview

If you are looking for vertical living in Downtown Bellevue, you might check this place out.  The project is refered to as 1200 Bellevue.  They are zero lot-line homes, built in 2007.  I’ve been in a number of these units and they are a great alternative to a condo rental.  This particular unit (#106) has 2 bedrooms, 1.75 baths and is 1,575sf.  It features granite counters, hardwoods  and a upstairs loft that can be used as an office.  The asking rent is $2,300.

Bank Owned Eastlake Townhomes Headed To Auction

Eastlake Auction e1311717226656 Bank Owned Eastlake Townhomes Headed To Auction

Have you seen these townhomes in Eastlake?  As some of you may know, they came back on the market as banked owned over the last 30 days (Sterlings Saving Bank). Recently Kennedy Wilson Announced that 8 of them would be going to auction.  So they are now a part of a 46 property auction on August 7th in Seattle.  I spoke with a representative today and it sounds like they may only have to auction 2 out of the 8 properties.  Number 41 and 42.  See the brochure here: KW Auction. Just last week, some of the properties were put on the market and had multiple offers. If all those homes go under contract, there would be just 2 remaining (consistent with what I heard today). It is important to note that these remaining homes can sell before the auction.  So if you think you may be interested in buying one before August 7th, you can get in touch with the listing agents or the Kennedy Wilson rep.

Another Killer Project By PB Elemental, Phinney Modern

Phinney Exterior Another Killer Project By PB Elemental, Phinney Modern

Another project was just completed by our friends at PB Elemental.  In true form, with their partner and general contractor Logan’s Hammer, they created a masterpiece in the Phinney Ridge neighborhood of Seattle.  There are so many elements of the house to highlight.  Thankfully in this case, PB created a blog (PhinneyModern) to highlight the construction process, design elements and the quality of the materials used for development.  I’m constantly impressed by the attention to detail.  Check out the pics!

011 1024x575 Foreclosure Results, Modern Seattle Townhome Project

For you those of you that took an interest in our post last week about the modern seattle townhome project going to auction, I thought I would share the results.  As expected, there were a number of bidders.  The opening bid started at $986,000 and was “bid up” to $1,080,000.  I learned that the buyers payed all cash and had plans on fixing/finishing the units and then brining them back to the market.  In my opinion, this was an excellent opportunity for this type of situation.  I’ll be keeping an eye out for when they hit the market.  For anyone that wants to tour the units, let me know.  I’m going to try to get a look at them this week.

Urban 1809 Living Cool Architecture, Bank Owned, Priced To Sell

I was just about to leave the office when I noticed a familiar townhome that is back on the market.  I’m sure a few of you will recognize it as well.  We posted about these homes months ago (Urban Architecture ) when profiling the architect of the project. The address is 1809 24th Ave, Seattle. Listed at $579,000 in 2009, this home is now priced at $429,000!   It is banked owned (Sterling Savings) and clearly priced to sell.  Sterling seems to be adding quite a bit of their inventory to the market.  They actually have a real estate specific website that shows all their available inventory.  Including, commercial, condos, multi-family and more.  What an interesting time we live in.

If you were to ask me if this particular home is worth a look, I would say Y-E-S.  Love the architecture, it’s obvious given the examples below that it is a deep discount and the bank is currently offering 3.5% in a closing cost credit.

Superbowl Party, Hosted at a Super Chic Urban Townhome

McGraw Street Townhomes ext Superbowl Party, Hosted at a Super Chic Urban Townhome

I have a great friend of mine that invited us all over to his townhome in Queen Anne for a Superbowl Party on Sunday.  I would never turn down a Superbowl invite from him for three reasons:

  1. He’s a phenomenal cook.
  2. He’s a great friend who happens to be a client.
  3. Finally, he has two huge flat-screen TV’s (a big plus for a football party)

Back in the summer of 2008 when we started looking for homes, he always seemed to have the “perfect” place in mind.  During the time we looked, he struggled with leaving his unique waterfront floating home on Portage Bay.  It didn’t surprise me as I would have loved to live at that place as well. Incredible views, great floor plan, and perfect setting for summer social events.  To that end, the search for the right place continued.

Over the course of a couple months, we had looked at 3-4 houses when we stumbled upon the McGraw Street Townhomes built by Howland Homes.  The first features that stood out to me were the size, the quality of build, the rooftop decks and the exterior of the building.  This particular unit featured the following:

  • 10′ ceiling height and oversized windows
  • Patio and a  roof top deck (deck was plumbed for gas)
  • Views of Lake Union
  • Hanstone countertops in kitchen
  • Jenn-Air stainless appliances
  • Steel and cable railings (see below)
  • Upgraded fixtures
  • Track-lighting (see below)
  • A “floating” gas fireplace
  • Bamboo floors

It didn’t surprise me when he decided it was the right place for him.  At the time, most Seattle developers had just finished a cycle of townhome after townhome of the same exact Craftsman build.  In my mind there was nothing wrong with them, but it just wasn’t the right fit for this friend/client.  What made the McGraw unit so unique in addition to the list above is that it was constructed with good intentions.  Each room is spacious, the kitchen is suited for entertaining and the rooftop deck takes full advantage of the view.  With over 1,714 square feet, this 3 bedroom 3.25 bath simply put was a perfect place for him.

Lesson learned, don’t settle for what you don’t want, just start looking for what you do want.  Inevitably, you’ll find the house that is right for you.

A big thanks to my buddy who threw a great party.

It was brought to my attention by Chris Pardo (The Architect) of the project.  He does some pretty amazing work.  I was impressed simply by the exterior, but when you flip through the pictures, you notice the interiors are pretty incredible as well.  (see here)

A few of the features include:

  • Rooftop terrace
  • Big windows
  • In-floor heating
  • Gas fireplace
  • Wide plank hardwoods
  • Stainless appliances
  • Solid core doors
  • BuiltGreen Certifications

How Popular Are In-City Townhomes?

Washington Square Townhomes3 How Popular Are In City Townhomes?

I had two things inspire me this week to post about in-city townhomes.  First, NY Magazine had a great piece in their Home Design Fall 2010.  The second, was an announcement by Washington Square in Bellevue.

When Washington Square broke the news that they would be running a lease-to-own program on their townhome models, it made me wonder what the overall popularity is with in-city vertical living.

In many other markets, like New York, Boston, San Francisco and Vancouver, townhome/brownstones are incredibly popular.  Seattle lacks the same urban density as these markets, but over time it’s likely we will continue to see more in-city options.  So what are you thoughts?

Here are my pros and cons:

PROS:

  • Private Entry
  • Great Walkabilty
  • Spacious Living
  • Vertical Space
  • Allows Creativity
  • No Restrictive HOA’s

CONS:

  • Often Expensive
  • Noise
  • Occasionally They Feel Constricted
  • Vertical Space (not ideal for the older generation )

Did I miss anything?  If you live in one, it would be great to have your opinion.

The “It” Factor In Queen Anne

My wife and I joined some friends yesterday for an afternoon BBQ in Seattle.  The house sits on the Northwest slope of Queen Anne and has a beautiful rooftop deck with panoramic views from Ballard to Alki.  Besides really enjoying our friends and the “rare” afternoon sunshine lately in Seattle , I was enamored by the views.  It reminded me what made it so special when he purchased the home in May of 2008.

It is lesson that we need to live by in all of our purchases of real estate.  It always pays dividends to buy a home with the “IT” factor.  The “IT” factor can be explained by the home having something so special that (it) is undeniably the determining factor for the purchase.  For example, it may be a big West facing view, a remarkable kitchen, a enormous master suite with walk-in closet , or maybe its a functional layout.  Bottom line, you must remove emotion and add strategy when making a purchase.  Focus on the most important elements of a home that make it special.  Make sure it has the “IT”.  Kudos to our friend that made a GREAT purchase.

Here are a few shots of the remarkable views.
