DESCRIPTION

Harbour Heights is located at the corner of 2nd and Cedar.  Built in 1980, Harbour Heights stands 18 stories tall and totals 93 units. Situated in the north end of Belltown, Harbour Heights neighbors include, The Parc, Avenue One, The Vine, Arbor Place, Mosler Lofts, Concord and Gallery.  Generally considered the quieter side of Belltown, Harbour Heights owners boast large floor plans and great views.  The amenities in the building rival many of its competitors.  They include, an outdoor pool, game-rec room, fitness facility, rooftop terrace with BBQ/sun-chairs and many of the units also feature a spacious private patio or sun room. Although Harbor Heights has been around for decades, the owners of the building have recently renovated.  Those renovations include new siding design and a fully renovated lobby.

Familiar with the Boulevard in Kirkland? It was a wild success in 2006 when they sold nearly every unit before the project was built.  It is a concrete and steel structure of 119 units, just 3 blocks from the Kirkland waterfront.  Since its original sellout, the Boulevard has experienced its fair share of distressed sales.  Unit #248, has been listed as a “lender approved” short sale since October of 2010.  Now it appears that the bank (Wells Fargo) is looking to move it at tomorrows (June 3rd) auction. Their minimum bid is $187,000. At a cost per square foot basis of $204 it seems remarkable, as the cost per square foot was $431 the last time it sold and was $546 psf in 2008.  It’s “actual value” now is up for debate, but if you compared other concrete and steel structures built around the same time as this one, you’d be surprised at home much lower this condo is.  I’m sure someone will be bidding on it tomorrow.  If they don’t we can expect to see it back on the market as “bank owned” soon.

I just spoke to my contact at Bellevue Towers and they are reporting a significant increase in sales contracts in the first 90 days of this year. Since their announcement of a pricing change back on January 4th, they have closed 23 homes with another 26 homes pending.  They are closing an average of one condo every 3 days.  In addition, out of the 26 contracts pending it sounds like quite a few of them will be closing in the next 3 weeks.

One might argue that the activity is simply a direct result of their price reductions.  Although it has made its impact, I would argue that market confidence and the security of the debt being re-organized is making a bigger splash.  Bottom line, potential buyers had been worried about the lights going out.  Now that the towers have a committed ownership group, a re-invigorated sales team and a budget to roll out a marketing initiative, everything in the short term looks much better for the iconic 42 story towers.

In my opinion, with this much success headed into the second quarter of this year, many people are taking notice. Bellevue Towers will continue to add value to an already attractive Downtown Bellevue market. Clearly they have a long way to go, but if you are waiting on the next high-rise to built in greater Bellevue/Seattle market, I wouldn’t count on seeing one until the second half of this decade.

PROJECT DESCRIPTION

Newmark Tower is just steps away from Pike Place Market and Seattle’s urban core.  Originally, a J.C. Penny’s department store before being renovated into 92,000 feet of office space.  The original apartments were converted to condominiums in 1993.  The office space is now home to a future Target department store. The 24 story tower features a concierge service, indoor pool, spa, gym, business center, party room and spacious view decks with BBQ areas. All rooms include parking and extra storage. Homes are comprised of studios, 1-bedrooms and 2-bedrooms. Floorplans range from 550 to 1,100 square feet. Views once included the Space Needle, Elliott Bay and stunning sunsets. Now many views have been obstructed by the new Four Seasons to the west and Fifteen Twenty-One tower to the north. Benaroya Hall, The Seattle Art Museum, dining, shopping, and the Pike Place Market are just steps away.

Intrawest and architects Skidmore, Owings and Merrill built the 24-story apartment tower with McCarthy Building Companies, Inc.. The tower was later converted to office and residential spaces for sale in 1993 by HAL Real Estate Investments, Intracorp and Callison Architecture.
