Just in:

The City of Seattle approved the design for 2030 Eighth Avenue.  As see before on UrbanCondoSpaces (New Highrise), this 350 unit project faced stiff opposition from the Cosmopolitan Condos citing that their views would greatly inhibited by the 38 story tower.  Apparently that wasn’t enough as the design was given a stamp of approval from the city of Seattle.  See here for a video produced by Weber Thompson.  Also read below for excerpts from my previous post.  More details to come soon.

From UrbanCondoSpaces (May 17th):

2030 8th Avenue introduces 350 residential units to the Denny Triangle
neighborhood of downtown Seattle. The project includes 350 parking stalls,
more than half of which will be below grade. For the residents, a large common
area rooftop terrace and amenities will provide additional living space, and a way
to meet and socialize with neighbors and friends.

The building will also provide two ground-floor retail spaces, including a potential restaurant location on the
highly visible corner where 8th Avenue meets Lenora Street and
Westlake Avenue.From a minimal 120’ x 128’ site a 400’ tower will rise. A sleek, contemporary,
curtain wall system unbroken by external decks will drape an interior concrete
frame giving shape to urban sculpture. Mechanical and other building systems
will be concealed with a sculpted top rising an additional 40’ from the rooftop.

With such a small footprint, attention to base sculpting will be critical to
connecting the tower to the ground without creating a tower that simply sits
atop a podium. Likewise, the base massing and architecture should improve the
pedestrian experience, and respond to the Lenora green street.
Residents of 2030 8th Avenue will support the City’s goals for more residential
density downtown, which in turn provides support for local small shops and
services. With the emerging South Lake Union / Denny Triangle employment
center within walking distance, and the streetcar connection to the bus tunnel /
light rail, this project is truly pedestrian and transit friendly which will be one of
several strategies employed to achieve LEED Silver Certification.

According to my source at Realogics/Sotheby’s, 1521 second is now 70% sold and occupied.  This includes 4 sales in April and a number of other contracts in negotiation.  They are still running a program that includes a Smart ForTwo car with a purchase before April 30th.  (See here)

There are just 3 homes left at Madison Lofts.  Madison lofts is a steel and concrete project located at 2914 E. Madison St.  It has been a few months since I last toured the project, but it is a special building.  I personally love the location and feel that the units were built pretty creatively.  I have included the remaining site plans for your review:

2200 Westlake is a dynamic project consisting of three buildings in the South Lake Union neighborhood.  The project includes residential, a hotel and some phenominal retail.

The three buildings designed by firm Collins Woerman used an abundance of floor-to-ceiling glass, architectural concrete, and brick & steel. The highly used Weber + Thompson designed floor plans and the interior decor.

The buildings have been named Aria, Azur and Arte.

Aria is an 18-story tower including the Pan Pacific Hotel. 33 condominiums are located within this building.  It is also the building that sits directly above the Whole Foods, Seastar and Tutta Bella.

Azur is a 12-story tower with 102 homes,

Arte is a 15-story tower with 126 units.

Floor plans include town homes, studios, lofts, one bedrooms, one bedroom +dens, two bedrooms & two bedroom plus dens. Homes range in size from 500 sf to 2,000 sf. The project used top materials and appliances.  Ceilings range from 9-10 ft tall with the exception of town homes where they soar to 18 feet. The condominiums have air conditioning, central heating, and the luxury kitchens and well thought interior decor.  The units originally ranged in price from $300K to over $2 MM.

With such anticipation 2200 Westlake attracted a number of investors.  Many of whom drove prices down by discounting their units to get the units off their books. The project was originally a joint venture between Vulcan Inc., owned by Paul Allen and Milliken Development Group.  I don’t remember all the details, but Vulcan eventually bought out Milliken; increasing ownership in the Westlake project.

Vulcan has made an unbelievable investment in Seattle real estate.  South Lake Union is a maturing neighborhood that has greatly benefited by the addition of Vulcan’s residential and office ventures. Enso, Rollin Street (now apartments) and Veer Lofts, have re-thought the living standard in this area of Seattle.

Madison Lofts are 20 luxury condominium lofts located right on Madison Avenue in Madison Valley, immediately next door to the arboretum.  Developed by MJR Development and uniquely designed by Seattle’s Webber+Thompson Architecture.

Madison Lofts are designed with thoughtful creativity.  Located between Madison Park and downtown Seattle, this twenty loft-style project has delivered with a unique offering.  It my opinion it has provided a much needed project in an area that has constant demand.  Designed for mixed-use, the condominiums compliment a good mix of retail space. They have  spacious decks and views that look out over the Arboretum. The urban architecture of the condominiums lends itself to the growing style of the surrounding neighborhood.  Just minutes from Madison Park, the lofts also offer good access to the eastside through the Arboretum and instant access to Capitol Hill and the Downtown corridor.

Nearly sold out, the building offers just a few more units for sale.  Much like Eastlake Lofts and Mosler Lofts, Madison Lofts found a way to appeal to the Seattle crowd.  Time will tell on how they re-sale back into the marketplace.
