Do you remember this unit?  We wrote about it back in October of 2011 just before it went to the public foreclosure auction. It is a 3,798 square foot loft in the Banner Building in Belltown.  It was once listed as high as $2,450,000 and now is selling it for $1,549,000.

This unit is insane. Although the pictures don’t reveal much, I can promise you that the unit itself would blow away your expectations. It is truly one of a kind and now at a price of $1,549,000 (407psf) it should attract plenty of interest. This type of unit in San Francisco or New York would sell for well over 1,400 per square foot (depending on the neighborhood my guess would be $4,000,000-$6,000,000).

Although the Banner Building doesn’t offer too much in terms of amenities, this unit certainly looks like a good deal when you look at a few other sales in the 3,000 sf category. There have only been 4 sales of properties that offer over 3,000 square feet in the last year:

This house is SICK.  Before you see the pictures (below) and drool all over your keyboard like I did, let me tell you how I found it.

I was doing my typical afternoon review of local and national housing stories and ran into a really cool piece on CNBC. It features some of the worlds “skinny” homes and designs. As a part of that piece, it featured this place on Alki. Um, wow. My jaw dropped the minute that I saw it.  I mean, come on.  It is an architectural gem, it has incredible street appeal and it features some the best views in all of Alki. I love the interiors, the location and would probably cut off my right arm to have the rooftop deck (not really, but you get the point).

Listed at $1,850,000 it features 4 bedrooms, 3 bathrooms and over 3,500 sq. ft.  It has cork, tile, slate , concrete and bamboo flooring. Custom lighting, gas fireplace and walls of windows. The rooftop deck features indoor and outdoor space with a gas fireplace, BBQ and stunning views. If you are already concerned about its verticality, fear not; you can always take the elevator to the floor of your choosing. This type of home is the reason that I am in this business. Our friends at PB Elemental have delivered again.  Check out this gem in West Seattle.  As you can see above in the before and after pictures, a property can change significantly in just 1 year.  This modern build now stands at 2,512sf.  It has 3 bedrooms and 3.25 baths.  The kitchen comes equipped with custom cabinetry, high-end stainless appliances and a center island with storage and room for 4 (I kind of dig the barstools). This contemporary home is quickly moving up the “I WANT IT” list.  At 5,700sf this 2007 build is a masterpiece. It has 5 bedrooms, 4.75 bathrooms and a 4 car garage. With city views like these who couldn’t imagine living in this Seattle super-pad.  I love the big windows, the contemporary kitchen and most importantly the enormous roof-top deck with wet bar.  If you looking for a view of Mt Rainier, The Cascades, Mt. Do you recognize this unit? It’s in the South (ARTE) building at 2200 Westlake on the 10th floor.

It was on the market in 2009 for $395,000, then again just two months ago for $315,000.  As of this morning it is back on the market at $262,000 as a short sale.  It was originally purchased in March of 2007 for $474,950.  Given its price now, that is a 45% reduction from its 2007 purchase price.  If your looking for a short sale in a concrete and steel building, this might be worth your time.  Especially if you consider the fact its right in the heart of South Lake UnionI have been know to share my opinion in the past about SLU.

There have been a string of really cool mid-century modern homes on the Seattle market in the last few weeks.  Just days ago we posted about a home in Greenlake, and this morning, a super unique modern in the Magnolia neighborhood of Seattle hit the market as well.  According to the listing agent, the homes design was Palm Springs inspired.  I found the house to both unique and priced well for the 2,840 sf.  I’ve included the pictures in addition to more listing info below.  [Courtesy of H. One of our friends of the blog just listed this really cool mid-century modern near Greenlake.  It is just blocks from the lake on 77th.  The home is updated with subway tile in the kitchen, white counters, over-sized tile and stainless appliances. I thought I would share a quick update from this weekends foreclosure auction.  There were a number of units that I had been following leading up to Friday morning: A studio at Belltown Court, a 19th floor unit at Cosmopolitan and a penthouse unit at Avenue One in Belltown.

Belltown Court #728:

Unit #728 was on the mls just last year.  It is a 579sf top floor studio with a private view deck.  It last sold in August of 2007 for $292,000.  On Friday the minimum bid for the property was $101,489.  I was told that the final sale price was $110,000.  wow.  Considering that one-bedroom studios can rent for as much as 1,400 per month in Belltown, this could be a pretty sound investment for the new owner.

Cosmopolitan #1907:

Many of the one bedroom units at the Cosmopolitan selling at Foreclosure have been successful. Especially the north facing units.  This particular unit, like many other west facing condos in the building is heavily encumbered by the 1918 office tower next door.  With that being said it is a 800sf unit on the 19th floor.  One would think that an investor at the auction would have paid the $240,000 for it when it became available.  It sold in June of 2007 for $445,000.  Suprisingly, it never received a bid.  It reverted back to the bank and we will likely see it as a REO/Bank Owned listing soon.

Avenue One Penthouse #PH02:

For those of you unfamiliar with Avenue One, it was built in 2005 by Intracorp and is located at the corner of 1st and Clay in Belltown.  I’m always surprised to see penthouse units on the auction block.  This unit was purchased in 2005 for $980,500.  It never received a minimum bid and therefore wasn’t available for sale at auction.  It was postponed by the bank.  I will continue to monitor the situation.

Bank owned Lake Washington waterfront?  Yep.  The crash in the housing market has hit some of the most coveted real estate in the Seattle.  Check this place out!  It’s located in the highly desired “West of Market” neighborhood of Kirkland.  Now owned by Washington Trust Bank, it was once listed at $3,700,000 in May of 2008. Now just 3 years later its being re-introduced at $1,695,000!

Referred to as the “Lake Pad”,  this 1,420 sq. ft. home sits on nearly a 1/3 of an acre with big west facing views.  Even catching the top of the Seattle skyline on a clear day.  It features a dock, boat house and plenty of space for your friends to park their boats. For any of you hoping to see the inside, you may be disappointed. No pictures of the interiors.

When I saw the rooftop deck on this home in Leschi, I almost fell out of my chair.  There are a lot of cool homes in the city.  This particular home stood out to me for a number of reasons.  Stunning rooftop deck, a sexy exterior, big kitchen, large master and most of the rooms in the house feature a killer view of Lake Washington.  So whats the catch?  Nothing really.  In my estimation the price is fair and I would guess that it sells in less then 60 days.  Personally, I would change a few of the design elements but at the end of the day this is a super cool pad in a great location. Could this house be a sign of an improving market?  Back in June 2009 it was listed for $625,000 and sold for $630,000.  It was listed again this week on Monday (July 25th) for $697,000 and the status was changed to pending just one day later.  Do you think it sold for more then the asking price?  My answer would be, yes.

We can’t make assumptions about an entire market on just a handful of sales, but this story is consistent with many homes around the Seattle area.  As demand increases in the Seattle market we’ll see continued stabilization and eventually a steady in increase in pricing (albeit small).  I don’t use this example to sway any of your opinions about the market, but one cannot argue that sales like these are a sign of an improving market.

Have you seen these townhomes in Eastlake?  As some of you may know, they came back on the market as banked owned over the last 30 days (Sterlings Saving Bank). Recently Kennedy Wilson Announced that 8 of them would be going to auction.  So they are now a part of a 46 property auction on August 7th in Seattle.  I spoke with a representative today and it sounds like they may only have to auction 2 out of the 8 properties.  Number 41 and 42.  See the brochure here: KW Auction. Just last week, some of the properties were put on the market and had multiple offers. If all those homes go under contract, there would be just 2 remaining (consistent with what I heard today). It is important to note that these remaining homes can sell before the auction.  So if you think you may be interested in buying one before August 7th, you can get in touch with the listing agents or the Kennedy Wilson rep.

Another project was just completed by our friends at PB Elemental.  In true form, with their partner and general contractor Logan’s Hammer, they created a masterpiece in the Phinney Ridge neighborhood of Seattle.  There are so many elements of the house to highlight.  Thankfully in this case, PB created a blog (PhinneyModern) to highlight the construction process, design elements and the quality of the materials used for development.  I’m constantly impressed by the attention to detail.  Check out the pics!

Check out this home on the southeast slope of Queen Anne.  When I went through the pictures for the first time this morning, I was in awe.  What a cool pad. Super modern, clean lines and floor to ceiling views of the Seattle skyline. Unfortunately, the MLS (multiple listing service) doesn’t allow more than 15 photos. This place could have 30-40 pictures. The owner purchased the home in 1997 for $1,800,000. The incredible reconstruction/renovation took place in 2007; changing the effective age of the home from 1900 to 2007.
