SEARCH DOWNTOWN BELLEVUE CONDOS

So far this year, there have been 29 condo sales over a $1,000,000 in the Downtown Seattle condo market. They range from $1,020,000 to $6,200,000.  The smallest unit was 1,329 square feet and the largest was a 5,170 square foot penthouse at Escala.

In 2012 there were 47 condo sales over a million. Significant increase? I’ll let you decide – I’ve included the averages from last year, comparing them to this year (YTD).

I had someone reach out to me today to ask if I was seeing multiple offers in the condo market?  My quick response was, YES. I’ve had a few of my sellers experience this and I also dug up some other examples that may have seen multiple bids as well. Its pretty amazing to see how high they are selling over list price.

New listing at Madison Tower - Unit #1900.

It’s listed by a contact of mine and it’s quite obvious that the owner (original) took great care of the unit. The views at Washington Square condos may change soon. According to PSBJ, Trammell Crow has entered into contract to purchase an acre of property at 833 108th Ave NE. Their plans are to build a 19 story office tower.

According to the article:

Liz Stead, a land-use planner with the city, said that Trammell Crow submitted a pre-application to build a 240-foot-tall office building on the site, where zoning allows construction up to 250 feet tall.

An owner at Mosler sent us the release below and gave us the green-light to share some details surrounding the settlement.

Truth be told, I attended the homeowners meeting last week when the settlement was announced. I enjoyed sitting in on the meeting and hearing the good news from the homeowners perspective. Mosler’s legal council, over 30 owners and even the developer (Schuster) were in attendance. The meeting agenda was thoughtful and thorough. I thought Mosler’s legal team did a fair job explaining the process and answering questions.

It was hard to withhold such good news for nearly a week, but out of the respect for the homeowners it was the right thing to do. It is my understanding that $8.5M was not only fair, but more than the owners needed to repair, fund reserves and pay their legal. Good time to buy in the building? Let me give you the short answer – Yes.

Out of respect to the board, the owners and their legal council, we will withhold detailed information until they have an opportunity to press release. What we can say is that a settlement has been reached which is GREAT for homeowners at Mosler and buyers in the city that hope to finance at the coveted 2007 built condo project.

Had a question from a reader this week about how often condos are selling for full price or above the asking price. I pulled the last 30 days of sales in the downtown Seattle market and this is what I came up with.

In the $500,000 price point ($500,000 or less):

There were 23 sales of 1 bedroom units – of those 23 recorded sales 13 or %50 of them were sold at full price or above asking price.
