For any of you looking to lease your condo, I sensing that the demand for quality condos is up.  I just successfully leased this 3 bedroom condo in Capitol Hill in just 8 days.  I showed it 12 times in 6 days.  We also had a few brokers bring prospective tenants through as well.   What I found interesting was the general disappointment of what is currently on the market.  Many of the prospective renters that came through were not very happy with the available inventory.  Although it is a small sample of rental demand, I still found it fascinating to hear. I guess that is good news for condo owners who are going to wait to sell their property and would prefer to see what the market offers next year.

Over the last decade, the debate over professional photography has heated up.  In may opinion, it should not even be a discussion.  If you broker doesn’t use professional photos, I would encourage the following:

The pictures below tell a very real story.  The unit featured is a rental that I am bringing on the market over the weekend.  Located in Capitol Hill at 714 Bellevue East.  It is a 1600sf + condo with 3 bedrooms, 3 baths, 2 decks, a patio and a wall of windows.  For experimental purposes, I followed my incredibly talented photographer (Aimee Chase of Vista Estate Imaging) everywhere that she went.  I took a picture at the exact location that she did.  My goal was to make sellers, buyers and brokers aware of the disservice that occurs when a seller or a landlord does not have access to professional photos.  It is impossible for me to truly express the need for professional photography.  In a day and age where all buyers, lessors and investors start their search online it is imperative to have listing photos that will accurately portray the real condition of a unit.

In this real estate market, the demand for purchases remains low.  Great photography is one of the tools in your control that you can use to get people “in the door!”.  Don’t just take my word for it.  If you go online and look at the existing inventory, much of the condos/homes that don’t sell are either over-priced or poorly displayed.  I tend to believe that many units could sell in this market with better photography.

Capitol Hill Condo Project in BIG Trouble

This post today has me in a bit of a pickle.  There is a condo building on Capitol Hill that is teetering on the edge of disaster.  I’m acutely aware of the situation, but hesitant to throw the project under the bus.  What I do know, is that my client and I decided that it would be best for her to walk away from the purchase due to potential financial short-fall from a major upcoming expense.  An expense that could cost her and the other home owners thousands of dollars in a special assessment. When we reviewed the re-sale certificate last week  it became evident that the project was in trouble. As we reviewed the meeting minutes, we stumbled upon the issue and it became quite clear that the unit was too high risk to purchase.

The project has less reserves than it should, the building needs a new roof, it needs to fix problems with the windows, could have water damage and it may need to file a lawsuit with a developer that is no longer doing business.  This is what most would consider a recipe for disaster.  Situations like these are a constant reminder of how important it is that you review your re-sale certificate.  As I mentioned before, I have made this mistake myself when purchasing my own unit back in 2007.  Read Here

Bottom line is that you MUST do your homework before you purchase.  The last thing anyone needs is assessment of $5,000-$15,000 dollars or more after moving in.  In addition, any project currently in litigation becomes almost impossible to finance.

Brix Condo Update, Seattle

So I toured yesterday at Brix for a client looking to purchase a second home.  April did an awesome job getting me up to speed with their progress and the remaining inventory.  They have sold a pretty fair number of units over the last few weeks.  They have 20 units left and only 2 remaining  2 bedroom units.  Both are interior courtyard facing and priced at $389,000 for unit 138 and $429,000 for unit 139.  I have included both floor-plans below for your reference.

Out of the 20 units remaining every home is priced less than $429,000.  They have a few additional parking stalls that can be financed as well (value $20,000).   Now that the luxury apartments across the street are getting closer to completion, hopefully the noise will subside.   The rumor of Whole Foods going in that space was put to rest last month.  Thanks to Justin at CHS.com (read article here).

2797204528 5f1b423268 m Thinking About Buying Green?Ever wonder if buying a green home is a sound financial investment?  A recent article in the Seattle Times discusses recent statistics and the benefits of buying a green home.  It cites a study by GreenWorks Realty which reviewed the NWMLS King County condominium sales from September 2007 – May 2008 and included only new construction built in 2007 and after.  The statistics reflect that 18.7% of condominiums bought during this period were environmentally certified.  When priced per square foot, these green condominium homes were 28% more valuable than non-classified homes.  A green home may be classified by LEED, Built Green, Energy Star or another 3rd Party classification.   Check out the article regarding green homes and condominums…Buying Green.
