
Seattle Condo Snapshot, June 1st

Good morning guys. First and foremost, I think it is important to address the Civil unrest going on throughout the country. My stance is a clear – we can do better as Americans to address racism. There is no excuse for the loss of life at the hands of our own people. Click the image below to see a video I posted to our social channels yesterday.

In regards to the condo numbers last week – active listings spiked. With that said, the numbers don’t tell the whole story. 9 of the active units were units listed by Spire. Spire is a new construction development in the the Denny Triangle. Last numbers we have seen, Spire is just over 30% sold.
So, if you remove Spire from the “active new condos” this week, there were only 11 new condos listed. 6 units went pending and 5 condos sold.
A few notable sales to point out:
The best value of the week, in my opinion was 210 3rd Ave #4A. At only $527 psf, this buyer should be THRILLED. That is a very good value for a sub-penthouse loft. You have to love this 20th floor unit that just went pending at Cristalla. It is still one of the best buildings from the 1998-2008 development cycle.
We had a busy weekend as well. We sold our $1.6M listing in Bothell in just 6 days. On top of that, we had another unit at Wallingford 45 go pending as well. That leaves just 11 units left until we reach sellout.
